1. Booking and Contract

1.1. A booking becomes confirmed once the booking has been accepted and any required booking information has been provided.

1.2. The person making the booking confirms that they are authorised to do so on behalf of all members of their party and accepts these Terms & Conditions on their behalf.

1.3. The maximum number of guests must not exceed the occupancy stated for the property unless prior written agreement has been obtained.

2. Payment

2.1. The full balance of the booking must be paid no later than 7 days before the arrival date.

2.2. If payment is not received by the due date, the booking may be treated as cancelled and the dates may be released for re-booking.

2.3. Any additional charges agreed in advance must be paid in accordance with the arrangements provided by the owner/agent.

3. Cancellation by the Guest

3.1. Guests may cancel their booking free of charge up to 7 days before the scheduled arrival date.

3.2. Cancellations made less than 7 days before arrival may be subject to the full booking charge, unless otherwise agreed by the owner/agent or required by applicable law.

3.3. Any refund due following cancellation will be made using the original payment method where reasonably practicable.

4. Cancellation by the Owner

4.1. In exceptional circumstances, the owner may need to cancel a booking. Where this occurs, the owner will notify the guest as soon as reasonably practicable and refund any sums paid for the cancelled booking.

4.2. The owner will not normally be responsible for any additional costs incurred by the guest as a result of a cancellation, except where required by law.

5. Check-in and Check-out

5.1. Check-in and check-out times will be provided with the booking information and must be observed.

5.2. Guests must vacate the property by the agreed check-out time unless a later departure has been agreed in advance.

5.3. Early check-in or late check-out is subject to availability and prior agreement.

6. Use of the Property

6.1. The property must be used solely for holiday accommodation and may not be used for any illegal, commercial or unauthorised purpose.

6.2. No parties, events or gatherings involving additional guests are permitted without the prior written consent of the owner.

6.3. Guests are expected to treat the property, furnishings, fixtures, fittings and equipment with reasonable care.

6.4. Guests must report any damage, breakages, defects or maintenance issues to the owner/agent as soon as reasonably possible.

7. Indoor Swimming Pool – Use at Your Own Risk

7.1. The property includes access to an indoor swimming pool. Use of the swimming pool and surrounding area is entirely at the guest’s own risk.

7.2. Guests, including children, must be supervised appropriately at all times. Children must never be left unattended in or around the swimming pool.

7.3. Guests must follow all pool safety instructions and any rules displayed at the property.

7.4. Running, diving, pushing, horseplay or any other dangerous behaviour in or around the pool is prohibited.

7.5. Guests should not use the pool if they are unwell, under the influence of alcohol or medication that may impair their ability to swim safely.

7.6. Guests use the swimming pool entirely at their own risk. The owner/agent accepts no responsibility for injury, loss or damage arising from use of the pool, except to the extent that liability cannot lawfully be excluded or limited.

7.7. The pool may occasionally be unavailable due to maintenance, cleaning, mechanical failure or circumstances beyond the owner’s reasonable control.

8. Damage and Loss

8.1. Guests are responsible for any loss or damage to the property, its contents or facilities caused by them or members of their party, other than reasonable wear and tear.

8.2. The owner reserves the right to seek payment for reasonable repair or replacement costs resulting from such damage.

8.3. Guests are responsible for their own personal belongings. The owner accepts no responsibility for loss or theft of personal possessions left at the property, except where liability cannot lawfully be excluded.

9. Smoking and Vaping

9.1. Smoking and vaping are not permitted inside the property.

9.2. Any smoking or vaping must take place in designated outdoor areas, where provided, and cigarette ends must be disposed of safely.

9.3. Guests may be charged for additional cleaning or damage resulting from smoking or vaping inside the property.

10. Pets

10.1. Pets are only permitted where expressly agreed in advance.

10.2. Guests bringing an authorised pet are responsible for ensuring that the pet does not cause damage, nuisance or excessive disturbance.

11. Noise and Neighbours

11.1. Guests must respect the surrounding property and neighbours and keep noise to a reasonable level.

11.2. Excessive noise, particularly late at night, is not permitted.

12. Cleaning and Condition of the Property

12.1. The property will be cleaned before arrival.

12.2. Guests are expected to leave the property in a reasonably clean and tidy condition.

12.3. Excessive cleaning required following a stay may result in an additional reasonable cleaning charge.

13. Access to the Property

13.1. The owner, property manager or authorised contractor may need to access the property for essential maintenance, repairs, safety checks or emergencies.

13.2. Wherever reasonably practicable, guests will be given advance notice of any non-emergency access.

14. Complaints

14.1. Any problem with the property should be reported to the owner/agent as soon as possible during the stay so that a reasonable opportunity can be given to resolve it.

14.2. Complaints raised only after departure may be more difficult to investigate or resolve.

15. Personal Data

15.1. Personal information supplied in connection with a booking will be handled in accordance with applicable data protection legislation and the owner’s privacy policy.

16. Liability

16.1. Nothing in these Terms & Conditions excludes or limits any liability which cannot legally be excluded or limited.

16.2. Subject to the above, guests use the property, its facilities and amenities, including the swimming pool, at their own risk.

17. Agreement

17.1. By making or accepting a booking, the guest confirms that they have read, understood and agreed to these Terms & Conditions and agree to ensure that all members of their party comply with them
